Team Qualifications
Steven Kellenberg, Principal
EDAW, Inc.
Steve Kellenberg has 25 years of experience in planning large scale Master
Planned Communities, town centers and urban infill. His education and
experience have provided a strong integration of land use planning, urban
design, economics, market analysis and public participation. Steve's focus
has been on elevating the level of urban design and “community character”
in large, high-velocity, primary market-based communities. Over the last
decade he has expanded his practice into urban reuse and conservation
development work.
Steve is also the leader of EDAW’s Green Communities Initiative
and has been involved in new community and redevelopment projects in Southern
California, Nevada and Utah, that are implementing green building practices
at various levels.
Among his numerous projects, Steve was the master planner for Ladera Ranch,
Rancho Santa Margarita and Valencia Town Center in Southern California,
Summerlin Town Center in Las Vegas, and Verrado in Phoenix. His urban
regeneration work includes Ambassador Campus in Pasadena, Kakaako District
in Honolulu and the Anaheim Stadium Mixed Use District in Orange County.
Steve graduated with distinction from Harvard University with a Masters
in Urban Design, is an Adjunct Associate Professor at USC’s Lusk
Center for Real Estate Masters in Real Estate Program and is in the Leadership
Group of the Urban Land Institute. He also co-authored the ULI book Great
Planned Communities.
Will Haynes, NCARB, AIA
Principal - Community Design and Land Planning
William Hezmalhalch Architects, Inc.
Will Haynes is responsible for the overall direction of the firm's community
design and planning services, the creative quality and execution of land
design, as well as the coordination with and integration of conceptual
architectural design.
A licensed architect with over 28 years of experience, Will has executed
a multitude of land planning development types and services for the private,
public and government sectors. His background consists of public and government
agency processing, development of community and neighborhood master plans,
historical research, site plan design, agency presentations, planning
and architectural design guidelines and associated planning services with
respect to a variety of residential development types, and commercial
and governmental properties.
Having served in the Naval Reserve Civil Engineer Corps for eighteen years,
retiring as a Commander in 1995, Will applied his land planning and architectural
expertise in the execution of master plans, land use studies, civil engineering
studies and construction supervision at national and foreign United States
military bases.
Mr. Haynes was professionally involved in the master planned communities
of Ladera Ranch in Orange County, California, Summerlin Town Center in
Las Vegas, Nevada and Verrado in Arizona – all published in Great
Planned Communities by the Urban Land Institute. Other notable communities
include the HOPE VI Urban Communities of Aliso Village in East Los Angeles
and Matthew Henson in downtown Phoenix; Traverse Mountain in Utah, Pearl
Harbor Revitalization in Hawaii, Dublin Ranch and Dublin Ranch Town Center
in Northern California, and Newhall Ranch and Fagan Canyon in Southern
California.
Mark S. Anderson
Senior Vice President
RBF Consulting
Mr. Anderson received his B.S. degree in civil engineering in 1974 from
California State Polytechnic University in Pomona. He is a member of the
American Society of Civil Engineers, Past President of Civil Engineers
and Land Surveyors of California, Orange County Chapter, currently serving
on the Board of the Orange County BIA, and has been recognized as a "Distinguished
Alumnus" by California State Polytechnic University, Pomona.
Mr. Anderson is a Senior Vice President at RBF Consulting responsible
for management of the land development department within the Irvine office.
In addition, he serves as principal-in-charge on several projects. His
31 years of experience have contributed to his effectiveness in recent
years as a leader of large multi disciplined development projects. These
projects have entailed planning, environmental, design, and construction
related services. As a professional engineer, he is recognized for his
expertise in site feasibility analysis, grading design, storm water hydrology
and hydraulics. His clients have been most appreciative of his creativity
and solutions-oriented approach.
Prior to joining RBF, Mr. Anderson served as the Director of Operations
for a firm of approximately 1,500 individuals. This large engineering
firm provided professional engineering, planning, architectural, surveying
and construction administration services throughout the United States.
Projects completed by his staff included airports, highways, bridges,
residential development and commercial projects. Earlier in his career,
Mr. Anderson worked for the Orange County Flood Control District and was
responsible for design of flood control facilities, including the Santa
Ana River widening, Seal Beach Storm Drain and Pump Station and Placentia
Retarding Basin.
