The proposed Glendora Estates Plan will continue this tradition.The Glendora Estates Plan will include approximately 130 estate homes ranging from approximately 4,500 square feet to 6,500 square feet on minimum 20,000 square-foot lots.

The architecture for the plan is based on the ranch style of the surrounding existing homes, with all one-story homes adjacent to existing homes. Lot

These homes will display a high-quality architectural design that not only complements the existing neighborhood, but isrepresentative of the rural ranch and estate lifestyle.

Design guidelines will require builders to utilize elements borrowed from pre-war neighborhoods that contributed to their charm and timeless character. These guidelines will include locating garages so they are not prominent on the street, adding front porches, moving the sidewalks away from the curb, re-introducing street trees, and using historically based and authentic architectural styles.

All new residential homes adjacent to existing residential homes will be limited to one-story to protect privacy of adjacent properties. Some two-story homes are permitted at locations interior to the Neighborhood to accommodate the need for larger estate homes and floorplans, and provide diversity of the street scene.
