• Create a fully engineered plan.
• Create architectural diversity.
• Prepare a Specific Plan Document that governs the development.
Utilize
the Tenets of Smart Growth

(empty nesters).
• Include recreational amenities such as bicycle and pedestrian
access.
• Optimize transit opportunities created by the new Goldline Lightrail

the Rural Character of Existing Neighborhoods
•
Be consistent with amenities and densities in adjoining neighborhoods.

to the south.
• Minimize street connections (i.e. dead end Oak Bank & Baldy
Vista).
Protect
the Environment
•
Incorporate trails, landscape buffers and/or parks, as appropriate.
• Utilize sustainable development practices that promote energy
efficiency.
• Remain sensitive to the views from the existing homes.
