Utilize the Tenets of Smart Growth

• Understand the relationship of new homes to existing homes.
• Include a choice of housing types for a variety of lifestyles (empty nesters).
• Include recreational amenities such as bicycle and pedestrian access.
• Optimize transit opportunities created by the new Goldline Lightrail Station.
• Eliminate all fiscal impacts to residents and to city services.

Maintain the Rural Character of Existing Neighborhoods

• Be consistent with amenities and densities in adjoining neighborhoods.
• Separate and buffer existing neighborhoods from new neighborhoods to the south.
• Minimize street connections (i.e. dead end Oak Bank & Baldy Vista).

Protect the Environment

• Incorporate trails, landscape buffers and/or parks, as appropriate.
• Utilize sustainable development practices that promote energy efficiency.
• Remain sensitive to the views from the existing homes.
• Process an Environmental Impact Report.
• Engineer flood control structures.
